Egypt’s Housing Ministry Extends Deadline for Land Payment Transfers Until June 15
Engineer Randa El-Manshawy, Egypt’s Minister of Housing, Utilities and Urban Communities, announced that the ministry will continue to accept transfers to complete the down payment for plots of land under the eleventh phase of the “Beit Al-Watan” project until June 15, 2026. This down payment represents 25% of the total value of the land plot being reserved.
El-Manshawy stated that priority transfer receptions will begin on Tuesday, June 23, 2026, for a period of ten working days, requiring a minimum transfer amount of $3,050.
The eleventh offering of the “Beit Al-Watan” project includes 4,543 plots located in 22 new cities, including New Cairo, Shorouk, New Damietta, Sheikh Zayed, May 15 City, October 6 City, Obour City, New Alamein, New Mansoura, New October 6 City, New Assiut, Tenth of Ramadan City, Sadat City, New Fayoum, New Sohag, Badr City, New Minya, New Sphinx City, New Aswan, New Obour City, Akhmim City and Borg El Arab City.
The Minister emphasized that there is an ongoing review to potentially increase the number of plots available in this phase to enhance applicants’ chances of securing a land plot.
El-Manshawy explained that the “Beit Al-Watan” program primarily aims to support Egyptians working abroad by facilitating their ownership of residential land in their homeland under favorable conditions that ensure equal opportunities. She noted that each applicant is allowed to reserve only one plot even if they make multiple financial transfers. Only one transfer will be recorded initially; remaining amounts will be registered after all transfers from other applicants have been recorded based on availability and in accordance with the order of transfer receipts as reported by the Central Bank of Egypt.
The minister stressed that no transfer or legal disposition regarding the land plot will be permitted without prior written approval from the relevant city authority and payment of administrative fees as stipulated by the regulations governing new urban communities.
Dr. Walid Abbas, Deputy Minister for Urban Communities, emphasized the importance of including the reservation code for any new plots in priority transfer requests. If a priority transfer arrives without this code, it will be registered under the name of the individual making the bank transfer. He reassured that prioritization is conducted transparently according to reports from the Central Bank and based on the order in which transfers are received starting from when priority transfers commence.
He also noted that from March 15 to June 15, 2026, applicants were allowed to convert balances for reservations within the eleventh phase of “Beit Al-Watan,” with priority transfers accepted starting June 23 for ten working days. This allows applicants ample time to transfer required amounts without being affected by banking procedures or delays from their transferring banks.
Regarding refund requests amid recent concerns over delays in processing some refunds, Abbas stated that the ministry has streamlined and expedited these procedures as part of its digital transformation plan. Clients can now electronically inquire about any outstanding dues on their projects on the same day they request information. Refund requests will be processed within a maximum period not exceeding 40 days.
